This is a significant change that particularly affects high-value properties in areas like Tamariu or Llafranc.<\/p>\n<h3><b>New obligations for large property owners<\/b><\/h3>\n<p class=\"p1\">The Generalitat has also updated the definition and obligations of what is known as a <span class=\"s1\"><b>large property owner<\/b><\/span>:<\/p>\n<ul>\n<li>\n<p class=\"p1\">A <span class=\"s1\"><b>general large property owner<\/b><\/span> is someone who owns 10 or more properties.<\/p>\n<\/li>\n<li>\n<p class=\"p1\">A <span class=\"s1\"><b>large property owner in a stressed area<\/b><\/span> is someone who owns 5 or more properties in municipalities declared as a stressed residential market area (such as Palafrugell).<\/p>\n<\/li>\n<\/ul>\n<p class=\"p1\">This This implies <span class=\"s1\"><b>restrictions on rental prices<\/b><\/span>, the obligation to justify increases, and new requirements for registering contracts.<\/p>\n<h3><b>Mandatory registration of HUTG numbers in the Property Registry<\/b><\/h3>\n<p class=\"p1\">Another important change affects <span class=\"s1\"><b>tourist rentals<\/b><\/span>. From now on, all owners who rent properties with a <span class=\"s1\"><b>tourist license (HUTG)<\/span> number<\/b><\/span> must <span class=\"s1\"><b>register that number in the Property Registry<\/b><\/span>.
